A GORDON property has sold for $2.64 million to a buyer who saw the property for the first time just 10 minutes before the auction.

The four-bedroom character home at 8 Park Ave had a starting bid of $2.2 million which escalated quickly after competition between four out of 15 bidders.

Agents Jing Peng and Carlos Leite of LJ Hooker Gordon issued 20 contracts and had shown 150 groups through the house.

Ms Peng said the influence of the falling Australian dollar and interest rates were creating ideal conditions for buyers.

“We don’t have many quality homes on the market so buyers are hungry to find a property,” she said.

In Roseville, a grand five-bedroom house at 5 The Grove has sold for $3.71 million in a fast-paced auction.

Two out of three six registered bidders were responsible for the spirited bidding that ensued after a starting price of $3.3 million.

The auction then climbed in varied increments of $50,000, $15,000 and $10,000.

Selling agent Sarah Davis from McGrath Lindfield said the buyers were a local couple with children looking for a house close to the railway.

“It is an exceptional residence of timeless quality. It’s located in one of Roseville’s prestige streets,” she said.

A total of 115 groups inspected the home, and 60 parties walked through on auction day.

In Chatswood, a four-bedroom house has sold for $1.81 million in front of more than 150 spectators.

The property at 58 Beaconsfield Rd had 14 registered bidders.

Agents Brent Courtney and Tristan Hart from McGrath Lane Cove had 150 groups through inspections.

“We had strong interest from the first inspection. It was solid home with level land in sought after location,” Mr Courtney said.
